MOUNTAIN LAKES, N.J. – HornRock Properties, the New Jersey-based developer of the Legacy of Mountain Lakes community in Morris County, has extended a limited-time special incentive that allows buyers to enjoy up to $35,000 in free upgrades on a brand new luxury townhome.

The limited-time incentives are now available through April 30th, due to an overwhelming response from home buyers. Purchasers can save up to $35,000 on upgrades to Signature Series homes and $25,000 on upgrades to Carriage Series homes through the program.

The incentive gives buyers who want to own a new-construction townhome in one of the most coveted suburban communities and school districts in Morris County an opportunity to enjoy a well-appointed home at an enhanced value.

“This limited-time incentive program has proven tremendously popular, so we wanted to extend it through April to allow more home buyers to take advantage of the excellent value,” said Maurice Hornblass, a Principal of HornRock Properties. “Now that spring is in the air, our remaining homes are selling quickly, so we urge home buyers to come visit us today while a variety of homes are still available. This is the best time to become the newest member of this community of nine lakes, stunning homes and tree-lined boulevards.” [Read more…]

Grand Opening of New Hillcrest Model To Be Held This Weekend at Legacy of Mountain Lakes

Carriage ExteriorsMOUNTAIN LAKES, N.J. –  HornRock Properties will host the Grand Opening of a new, professionally-decorated Hillcrest model home this weekend (Saturday and Sunday, March 5th and 6th) at Legacy of Mountain Lakes, the upscale collection of townhomes in this prestigious Morris County borough.  The official opening celebration — which will be held from 10 a.m. to 5 p.m. — will not only highlight the luxury interior and upscale finishes offered in the popular three-bedroom Hillcrest design, but also the enviable lifestyle available in one of northwestern New Jersey’s most sought-after residential suburbs.

Highlighted as part of the Carriage Series at Legacy of Mountain Lakes, the Hillcrest is one of the few remaining opportunities to purchase at the community.  The Carriage Series homes are priced from $599,900.

Also debuting this weekend will be limited-time homebuyer incentives which create great value at Legacy of Mountain Lakes.  Available until March 31st, the special program provides purchasers up to $25,000 in savings for the Carriage Series homes and up to $35,000 in savings for the Signatures Series homes.

Only nine townhomes remain available at Legacy of Mountain Lakes, which is on the verge of a complete sell-out thanks to its blend of spacious and luxury housing designs, complete lifestyle and desirable location.  Justin and Anna Zhang are just one of the many families who have discovered all these attributes that make Legacy of Mountain Lakes a special community.

The couple were living in a two-bedroom apartment in Randolph last year when they decided it was time to purchase a new residence. They liked living in Morris County, so they began searching in nearby communities. About ten miles away, they fell in love with Mountain Lakes, a classic American lake town with upscale suburban tranquility.

While the Zhangs immediately fell in love with the town, they found it wasn’t compatible with their preference for new construction residences. Most of the housing supply in Mountain Lakes is elegant and charming, but several decades old. Fortunately, the Zhangs discovered Legacy of Mountain Lakes. They bought a spacious Hillcrest townhouse, moved to the community in December and they are loving every minute of it.

“This was the newest construction available in Mountain Lakes, and it is an inviting boutique community with great architectural design,” Mr. Zhang said. “We really liked it. I am especially fond of the low-maintenance lifestyle. It saves a lot of time and energy not to have to shovel snow, rake leaves or cut the grass.”  The Hillcrest” floorplan is one of four designs available at Legacy of Mountain Lakes, and one of two in the community’s Carriage Series. The home includes two full baths, two half-baths and a two-car garage. It was designed to take advantage of every square inch of its 2,162 square feet of living space.

The Hillcrest home opens on the recreation level, where a spacious recreation room is flanked by the home’s porch and an inviting patio. The Zhangs particularly enjoy the intelligently-designed living level, which features a large, well-appointed great room and dining area that is coupled with a country kitchen with a large center island, all arranged in a manner that maximizes living space and offers all of the advantages of an open floor plan.

“We were looking for a home with lots of storage and an open-concept living room,” Mr. Zhang said. “The Hillcrest floorplan was perfect for us.”

The Zhangs’ home also includes an impressive bedroom level with a master suite that is complete with a walk-in closet and master bath with granite countertops, dual sinks and Kohler fixtures. Two other well-appointed bedrooms are also located on the bedroom level.

The Zhangs have enjoyed the lifestyle their new home offers them. Mr. Zhang works for a pharmaceutical company in the area and has an easy driving commute to work. Mrs. Zhang takes the train to her office in Manhattan. They like to get outdoors too, and the pleasant vistas and nine scenic lakes in Mountain Lakes gives them plenty of opportunities for outdoor recreation practically in their backyard.

“I like to go for runs on Boulevard, where there is a running and biking path alongside the road, and I work out at the YMCA on Fanny Road, which is within walking distance,” Mr. Zhang said. “Everything I want to do is close by, so it is an excellent location.”

Legacy of Mountain Lakes offers two distinct housing collections. In addition to the Hillcrest, the Carriage Series collection includes the “Midvale” design, with three bedrooms, two full baths, two half baths and a private garage. Homes in the Carriage Series range from 2,162 to 2,236 square-feet of finished living space and are priced from $599,900. Both Carriage Series homes feature expansive living spaces, exquisite finishes and a modern, “open concept” layout.

Legacy also offers its “Signature Series”, which includes an elegant “Briarcliff” model townhome which is now available for sale. Both the Briarcliff and the “Fernwood” layout offer buyers a three-bedroom, 2 ½-bath floorplan, all of which back up to premium wooded locations. The homes range in size from 2,829 to 2,853 square feet of luxury living space, but can be upgraded to 4,700+ square feet of living space with a finished lower level and 4th level. They also include an attached two-car garage. Prices for the remaining Signature Series homes start from $839,900.

Mountain Lakes is extremely well-connected with Routes 287, 80, 46, and 202 intersecting just outside of the town’s border, and the Mountain Lakes NJTRANSIT station offers commuters service on the Montclair-Boonton line.

Home buyers at Legacy become part of a community with an award-winning school system, an attractive collection of streets, public parks and homes, and unique attractions, such as a private lake club. Several popular shops and restaurants are nearby. The quaint, sophisticated colonial town center of Morristown offers additional shopping, dining and nightlife options just a 10-minute drive away. The neighboring town of Boonton features a charming Main Street with shops, restaurants, a historic vaudeville theatre, and other attractions. Golf courses are nearby, and the Lakeland Hills YMCA right down the street from Legacy of Mountain Lakes offers a pool, gymnasium, child care, summer camps, fitness facilities and more, all within walking distance.

Excitement is Building for Debut of New Carriage Series Furnished Model Home at Legacy of Mountain Lakes

Legacy of Mountain Lakes’ Midvale floorplan is one of two home designs in the community’s popular Carriage Series. A model featuring the other Carriage Series floorplan, The Hillcrest, will open in late February.

MOUNTAIN LAKES, N.J. – Only a limited number of homes remain at Legacy of Mountain Lakes, the upscale collection of just 39 townhomes in the desirable Morris County borough of Mountain Lakes, but the community’s developers are still doing everything they can to accommodate their final few buyers. In addition to offering limited-time incentives, they have announced plans for a new furnished model home that will highlight one of the floorplans available in its final phase of homes.

The new model will showcase the “Hillcrest” home design, a three-bedroom floorplan with two full baths, two half-baths and a two-car garage that is part of Legacy of Mountain Lakes’ popular Carriage Series. The home, scheduled to open in late February, is designed to take advantage of every inch of its 2,162 square feet of living space.

The Hillcrest home opens on the recreation level, where a spacious recreation room is flanked by the home’s porch and an inviting patio. The intelligently-designed living level features a large, well-appointed great room and dining area that is coupled with a country kitchen with a large center island, all arranged in a manner that maximizes living space and offers all of the advantages of an open floor plan. On the bedroom level, an impressive master suite with a walk-in closet, master bath with granite countertops, dual sinks and Kohler fixtures highlights the collection of three bedrooms.

Home buyers looking forward to the opening of the Hillcrest model may actually want to visit the community before it opens, as selection grows more limited every week. A variety of different floor plans and locations are still available, but they are going fast. Buyers are acting now to secure the home of their choice, and also to take advantage of limited-time upgrade incentives worth up to $35,000 in value depending on the home series selected.

“Buying a home from our Carriage Series is an excellent way to become a part of this highly-coveted Mountain Lakes community, and the new Hillcrest model will demonstrate just how much potential the homes offer,” said David Hornblass, a principal of HornRock Properties, the developer of Legacy of Mountain Lakes. “We’re excited to introduce this new model, but at the same time, we are telling prospective buyers not to wait until then to visit. The incredible lifestyle, affordable price point and generous incentives has already made these homes popular, so the limited supply of remaining homes may not last very long.”

Two distinct housing collections are available at Legacy of Mountain Lakes. Homes in the community’s Carriage Series are offered in two designs, the “Midvale” and the “Hillcrest”, both of which offer three-bedroom layouts with two full baths, two half baths and one- or two-car garages. These townhomes range from 2,162 to 2,236 square-feet of finished living space and are priced from $615,900. The Carriage Series homes feature expansive living spaces, exquisite finishes and a modern, “open concept” layout.

Homes in Legacy’s “Signature Series” include an elegant “Briarcliff” model townhome which was released for sale late last year. Both the Briarcliff and the “Fernwood” layout offer buyers a three-bedroom, 2 ½-bath floorplan, many of which are in premium wooded locations. The homes range in size from 2,829 to 2,853 square feet of luxury living space, but can be upgraded to 4,700+ square feet of living space with a finished lower level and 4th level. They also include an attached two-car garage. Prices for the remaining Signature Series homes start from $899,900.

Much of Legacy of Mountain Lakes’ immense popularity can be attributed to its location in a leafy corner of Mountain Lakes, one of New Jersey’s most desirable suburban towns. Buyers to date have cited the community’s natural beauty, excellent quality-of-life and top-notch public school system as motivating factors. It is also one of the only new construction options for home buyers in Mountain Lakes, a town that typically offers an older housing stock.

“When we first designed Legacy of Mountain Lakes, we set out to create a community that offered luxury, sophistication, very little maintenance, and an opportunity to enjoy everything that makes Mountain Lakes special,” said Maurice Hornblass, another HornRock principal. “Now it is a vibrant community full of friendly neighbors. With the special, limited-time, incentives that are now available we don’t expect the remaining homes to last for long, so we urge all interested home buyers to visit the community today.”

Situated at the intersection of Morris Avenue and Fanny Road, Legacy of Mountain Lakes offers a superb Morris County location characterized by winding country roads, bucolic lakes and heavily wooded terrain. With its attractive setting and close proximity to convenient transportation, the community unquestionably offers a prestigious address. The community features easy access to Routes 46, 287 and 80, putting residents just minutes from world class shopping, entertainment and major business centers. The neighboring town of Boonton features a charming Main Street with shops, restaurants, a historic vaudeville theatre, and other attractions. The quaint, sophisticated colonial town center of Morristown offers additional shopping, dining and nightlife options just a 10-minute drive away.

Mountain Lakes is home to countless parks and nine lakes, making it ideal for outdoor recreation, all right in the heart of one of northern New Jersey’s most picturesque settings. Golf is abundant in the area, and lake clubs, such as the Mountain Lakes Club, offer a variety of outdoor activities and dining options. The Lakeland Hills YMCA is right down the street from Legacy of Mountain Lakes, offering a pool, gymnasium, child care, summer camps, fitness facilities and more, all within walking distance.

Special Homebuyer Incentive Extended through Holiday Season at Legacy of Mountain Lakes in Morris County

Legacy Kitchen 3_HDR2MOUNTAIN LAKES, N.J. – Special incentives at Legacy of Mountain Lakes have resonated strongly with homebuyers prompting the community’s developer to extend the offers through the Holiday season.

Young families and former renters in particular have been quick to take advantage of a limited time promotion which provides the opportunity to add up to $15,000 in free interior upgrades and options in their new upscale townhome at the popular Morris County neighborhood.  It’s a deal that allows first-time buyers to receive all the benefits of homeownership just five minutes from downtown Morristown at a price comparable to what many are paying in rent.

“This incentive program allows purchasers who act quickly the unique chance to significantly enhance the already well-appointed and upscale townhome interiors at Legacy of Mountain Lakes,” said Maurice Hornblass, a principal of developer HornRock Properties.

“It has gained momentum with homebuyers who want a high level of luxury at a price that’s still well within their budget.  As a result, we’ve decided to extend the offer and allow even more prospects to receive these savings.  However, we can’t make this incentive available much longer, meaning those interested in adding considerable value to their new home purchase should contact us today.”

Only a select few townhomes remain available in the two fast selling housing collections at Legacy of Mountain Lakes.

Homes in Legacy’s “Carriage Series” are offered in two designs, the “Midvale” and the “Hillcrest”, both of which offer three-bedroom layouts with two full baths, two half baths and one- or two-car garages. These townhomes range from 2,162 to 2,236 square-feet of finished living space and are priced from $615,900. The Carriage Series homes feature expansive living spaces, exquisite finishes and a modern, “open concept” layout.

Homes in Legacy’s “Signature Series” include an elegant “Briarcliff” model townhome which was released for sale earlier this fall. The homes range in size from 2,829 to 2,853 square feet of luxury living space, but can be upgraded to 4,700+ square feet of living space with a finished lower level and 4th level. Decorated model home for sale, Legacy of Mountain Lakes

Legacy Kitchen 3_HDR2via The Daily Record – With only a limited number of homes remaining at HornRock Properties’ Legacy of Mountain Lakes townhome community, the developer has decided to make one of property’s model homes available for sale for the first time.

Home buyers can now purchase Legacy’s elegant “Briarcliff” model townhome, the decorated model that has inspired so many new residents to fall in love with the community. The home boasts a 4,761 square-foot layout, the same lavish home that led to the sell out of all other Briarcliff floor plans at Legacy. In fact, only three homes remaining in the community’s “Signature Series.”

Merchandised by prominent interior design firm Gacek Design, the three-bedroom home includes an expansive first-floor great room with fireplace, formal dining room, designer kitchen with raised-panel cabinetry and granite countertops, and a lavish master bedroom suite. A finished lower-level space includes a recreation room, wooden bar with a marble countertop, and a wine cellar. Upscale features, appointments and appliances are found throughout the home. It was created to make a strong first impression on all Legacy of Mountain Lakes buyers. No expense was spared while building and designing it.

“When we built the Briarcliff model, our goal was to raise the bar on what is possible in a modern suburban townhome community,” said David Hornblass, a Principal of HornRock Properties. “The sprawling layout, high-end appointments and architecturally distinct stone-and-stucco exterior not only provides an ideal living space for today’s sophisticated buyer, but it also blends perfectly with the wooded setting and the upscale charm of this classic American small town. We’ve had many buyers inquire about buying it in the past and we’ve always had to say no, but now that we have sold most of the homes in our Signature Series, we are able to offer it for sale for the first time.”

The Briarcliff model is one of two Signature Series floor plans available at Legacy of Mountain Lakes. Both the Briarcliff and the “Fernwood” layout offer buyers a three-bedroom, two-and-a-half-bath floor plan, and many Signature Series homes are in premium wooded locations. The homes range in size from 2,829 to 2,853 square feet, but can be upgraded to 4,700+ square feet of living space with a finished lower level and 4th level. They also include an attached two-car garage. Prices for the remaining Signature Series homes start from $839,900.

Homebuilders in New Jersey received more permits in June than they had in nearly 30 years, new data shows.

Roughly 4,800 permits were authorized in New Jersey last month, the U.S. Census Bureau reported, an increase of 12 percent from May. Nearly 80 percent of the permits obtained in June were for multifamily projects, the data shows.

Patrick O’Keefe, director of economic research at CohnReznick, said the 4,792 units authorized in June represent the largest number of permits obtained since mid-1988. The 3,776 multifamily units approved in June was the highest level of any month from 1980 forward, he said.

“It was the third consecutive month in which multifamily authorizations reached a historic peak,” O’Keefe said in a memo.

More than 1,000 single-family permits were obtained in June, the Census data shows, a jump of roughly 29 percent over May. June was only the fifth month since the beginning of 2008 that more than 1,000 single-family construction permits were issued, O’Keefe said.

From the beginning of this year through June, more than 16,600 residential construction permits have been authorized, representing a 20 percent increase over the same time period last year.

“This year’s stronger first-half performance is attributable solely to increased multifamily activity,” O’Keefe said, which is up some 37 percent from last year.

Authorizations for single-family units, meanwhile, have fallen by nearly 7 percent compared to the first half of 2014.
